Melrose Real Estate By The Numbers

Why The Score Is 34
Melrose ranks among the lowest on Price Growth, above the middle on Rent Growth, and below the middle on Rental Demand. The score is the average of the three.
It is not a rating of Melrose, its people or its schools, and it does not measure affordability. A higher or lower number only shows how these three housing-market numbers compare with other communities.

See how this score is calculated
The Housing Market Score compares this community with the other Los Angeles-area communities this site covers (the San Fernando Valley, the Westside, central Los Angeles and the Santa Clarita Valley). It is a resource for anyone comparing areas: buyers, sellers, landlords, tenants, investors and developers. A community with more than one ZIP code uses all of them: each ZIP code’s home values and rents count in proportion to its number of homes (the Census Bureau’s home counts), and the empty rentals and rental homes of all of them are added together. Each measure is turned into a rank from 0 to 100, then the ranks are averaged. A rank of 89 means the area is ahead of about 89 out of every 100 others on that measure. The bar below the score splits the 0 to 100 scale into four ranges (0–25, 26–49, 50–79 and 80–100). Selecting a range shows what it looks like for a buyer, seller, tenant, landlord or someone looking to invest, and the same four names label each measure bar. Price Growth is the change in Zillow’s typical home value over the last 12 months. Rent Growth is the change in Zillow’s typical rent over the last 12 months. Rental Demand is how few rental homes sit empty, from the Census Bureau’s rental vacancy rate (fewer empty rentals ranks higher). If a measure has too little data for an area, it is left out and the score says how many measures it used. The score describes housing-market numbers only. It is not a rating of the people or the neighborhood, and it is not investment advice.
Price Level
Price Level compares how high typical home values and rents are with the other communities. It is separate from the Housing Market Score and does not change it. A fuller bar means a higher rank, not a better or worse area. The gold tick marks the middle.

A Short History Of Melrose
Wikipedia says Melrose Avenue was paved in 1909. For the origin of the name it gives “An often-stated theory” that points to Melrose, Massachusetts, and it notes other claims. It says a petition signed by voters in the Melrose addition was presented to the Los Angeles city council in February 1922, requesting annexation to the city, and that the Melrose Annexation was effective June 16, 1922. The article then says, “The area was 0.67 square miles, generally along Melrose Avenue, from Sweetzer Avenue to the west, east to June Street.” It says the eastern end of the Melrose District became an underground and new wave shopping area in the early 1980s.
The Melrose District
Wikipedia says the avenue’s section known as the Melrose District “is the West End through West Hollywood and the Fairfax District.” It says the Western End, popularly referred to as Melrose Heights, runs from La Cienega Boulevard to Fairfax Avenue, and the eastern end of the district runs from Fairfax to Highland Avenue. It also says Melrose Place runs entirely within the Los Angeles city limits, just outside of the West Hollywood city limits.
Paramount Pictures
Wikipedia’s Paramount Pictures article lists the headquarters as 5555 Melrose Avenue, Hollywood, California, and says Paramount is the last major film studio located in Hollywood proper.
Two Historic Preservation Overlay Zones
City Planning’s Hollywood Community Plan page lists Melrose Hill and Hancock Park under Overlays and labels each one a Historic Preservation Overlay Zone. The City’s Melrose Hill page says that zone was adopted by City Council in 1988 and that its homes were built between 1911 and 1926. Wikipedia’s Melrose Hill article says Melrose Hill is located north of Melrose Avenue, south of Santa Monica Blvd., east of Western Avenue, and west of the Hollywood Freeway. The City’s Hancock Park page says that zone was adopted by City Council in 2008.
Wikipedia’s Hancock Park article follows its sentence on the 2008 adoption with a sentence saying the area is “generally bounded by Melrose Avenue on the north, Highland Avenue on the west, Rossmore Avenue on the east, and the rear property lines of the commercial properties along Wilshire Boulevard on the south”.
Getting Around Melrose

The numbers section shows the closest rail station and its distance.
Parks And Open Space
The City’s recreation and parks website lists Pan Pacific Park at 7600 Beverly Blvd., Los Angeles, CA 90036, with a lighted baseball diamond, lighted outdoor basketball courts, a multipurpose sports field, a jogging path and a play area. Wikipedia’s Pan-Pacific Park article places the park in the Fairfax district, which the Melrose District section above also names. The numbers section also counts the parks, grocery stores, restaurants and coffee shops within one mile, using OpenStreetMap.
Shopping And Dining
Wikipedia’s Melrose Avenue article calls Melrose District “one of the prominent retail districts in Los Angeles”, alongside Rodeo Drive, La Brea Shopping District and Santa Monica. In its paragraph on the stores and businesses in the district, the article also says “Much of the area is managed by the Melrose Avenue Business Improvement District.”
Library, Schools And Colleges
The Los Angeles Public Library’s John C. Fremont Branch Library is at 6121 Melrose Avenue, Los Angeles, CA 90038, with a parking lot, a bike rack, public computers, Wi-Fi and wireless printing. The Los Angeles Unified School District says its area includes most of the city of Los Angeles, and its website links to school search, school directory and enrollment pages. The numbers section lists nearby K-12 and adult schools, colleges and trade schools by distance, with links to their official pages. School attendance areas are set by the school district, so confirm them with the district for any address you are considering.
Look Up A Melrose Address
Free public tools let anyone check an address’s zoning and assessment details. ZIMAS is a web-based mapping tool from City Planning that provides zoning information for properties located in Los Angeles. The County Office of the Assessor also has a public portal for property assessment information. The Melrose District description above includes West Hollywood, which is a separate city. The City of West Hollywood’s zoning map page says its map shows the zoning district designation for properties located within the City of West Hollywood.
