The Escrow Process, Step by Step
Once the seller accepts your offer, an escrow company is chosen and the transaction officially begins. Escrow is a neutral third party that holds the money and paperwork until everyone has done their part.
You deposit good-faith money into escrow, usually within a few days of acceptance. It goes toward your down payment or closing costs at closing.
The seller provides required disclosures about the property’s condition and history. I help you read them and flag anything worth asking about.
During the contingency period you can inspect the home, and when needed also termite, roof, or sewer line. Based on the reports, you decide whether to request repairs, ask for a credit, or move forward.
Your lender orders an appraisal to confirm the home supports the loan amount, then works toward final loan approval. Staying responsive to your lender during this stage keeps things on track.
A title company confirms the seller can legally transfer the property and that there are no unexpected claims against it.
Shortly before closing, you walk the home one more time to confirm it’s in the agreed condition and any negotiated repairs are done.
You sign the final documents and bring your remaining funds. The lender then funds the loan.
The sale is recorded with the county, escrow releases the funds, and you get the keys. Timelines vary by contract and lender, and I keep you updated on where things stand and what’s due next.
