Los Angeles Investment Property Advice
Investment properties have been a passion of mine from a young age. I have always been interested in how income-producing real estate works and what makes a property a sound investment over the long term. As a Los Angeles Realtor®, I bring that same focus to every Los Angeles investment property I help my clients evaluate. Learn more about me.
How I Help Investors
- Find and evaluate deals: I help you search for a property and run the numbers on rent, expenses, and returns, so you can see how a deal fits your budget and goals.
- Walk through a specific building: Found a building you are considering? I will walk you through the numbers, so you can compare deals side by side.
- Explain the rules: I help you understand the landlord and tenant laws, rental restrictions, and operating requirements that apply.
- Leasing and management after you buy: Once you own the property, I can help with leasing and property management.
The Numbers I Look At
I spend a significant amount of time studying residential investment properties and analyzing factors such as cap rates, cash-on-cash returns, net operating income, operating expenses, financing, rent growth, property values, and long-term returns.
For me, investing is about more than simply buying a property and collecting rent. I enjoy analyzing the numbers, understanding the risks, studying the market, and looking at how different factors can affect an investment over time. That lets me approach a purchase with a focus on both the numbers and the practical realities of owning and operating residential income property.
Understanding an OM and a T12
An OM, short for Offering Memorandum, is the marketing package a seller’s broker prepares for an income property. It typically includes a description of the property, photos, the unit mix, a rent roll showing each unit’s rent, a summary of income and expenses, and information about the surrounding market. It is a useful starting point, but it is also the seller’s presentation of the property, and it often includes projected, or pro forma, numbers.
A T12, short for trailing twelve months, is the property’s actual operating statement for the last twelve months. It lists the income that was collected and the expenses that were paid, typically month by month. Unlike an OM, it is not a sales piece. It shows what the property actually did.
The two are most useful together. I compare the OM against the T12 to see whether the income and expenses presented match what the property actually produced, and I look for gaps that need an explanation before you make an offer. An OM tells you how the property is being presented, and a T12 tells you how it has performed. Both carry information you need, so I use both.
Rules That Affect Rental Property
I also study landlord and tenant laws, rental restrictions, operating requirements, and other regulations that can affect residential income properties. Understanding these rules before you buy helps you judge a Los Angeles investment property’s real potential and avoid surprises after closing.
Property Types I Can Help You Evaluate
- Small multifamily buildings
- Single-family rentals
- Condos and townhomes
- Larger apartment buildings
Each type of Los Angeles investment property has its own numbers and its own operating realities. Tell me what you are considering and I will help you compare your options.
Vendors for Fixes and Improvements After Closing
Buying a Los Angeles investment property is only the first step. After closing, most investment properties need some work, whether it is a repair or an improvement. I have vendors I work with, and I can find the right ones for your project, so the transition into ownership is seamless and you are not left searching for help on your own. When you are ready for ongoing help once the work is done, I also offer leasing and property management.
Your Investor Profile Guides the Next Move
The form below includes an investor profile. You pick what matters most to you, such as cash flow, appreciation, value-add, preserving your money, or portfolio growth, and your profile builds as you go. If you are not sure yet, that is an option too.
Your profile gives me great insight into your direction, so I can curate the next move around your goals. An investor focused on cash flow looks at different numbers than one focused on appreciation, and knowing where you are headed helps me point you toward the right deals.
