Mortgage Calculator Los Angeles
Mortgage Calculator Los Angeles
This mortgage calculator estimates a monthly home payment from the home price, down payment, interest rate and loan term you enter, with property tax, homeowners insurance and HOA dues included. The numbers are estimates for planning, not a quote, an offer or a loan approval, and nothing here promises a rate. Your actual payment depends on the lender and your loan terms. Matt is a real estate agent, not a lender, so ask a licensed lender about rates and approval. To compare two rates, use the Rate Impact Calculator, and to see a price that fits a budget, use the Affordability Calculator.

What is included
The total adds principal and interest, property tax, homeowners insurance and HOA dues. Mortgage insurance, which can apply with less than 20% down, is not in the number.
Tax rate
California property tax is generally about 1 percent of a property’s value, with limited exceptions such as voter-approved debt, plus any direct assessments on the bill. The Los Angeles County Auditor-Controller says the total tax rate does not exceed 1.25 percent in most of the county. Your bill depends on the address: the 2025-2026 Taxpayer’s Guide lists voted indebtedness and direct assessments by district, and the tax rate area is printed on each tax bill. A purchase is a change of ownership, so the Assessor reassesses the property and a supplemental tax bill can follow; see the Treasurer and Tax Collector’s New Property Owner page.
Next step
Get a quote from a lender to replace the example rate, then compare the total with real homes in the communities you like.
