Melrose Real Estate

Melrose Real Estate

This guide to Melrose real estate covers the area along Melrose Avenue in Los Angeles, California. This page follows the avenue, which Wikipedia says starts at Santa Monica Boulevard at the border between Beverly Hills and West Hollywood and ends at Lucile Avenue in Silver Lake. Wikipedia’s Hancock Park article lists Melrose to the northwest of Hancock Park and links the name to its Melrose Avenue article.

Read on for the avenue’s history, the Melrose District, Paramount Pictures, two historic preservation overlay zones, getting around, parks, shopping, the library and schools, and the zoning and assessment tools. Current prices, rents, schools and weather follow, each with its source and date. Melrose is one of the communities in the Central Los Angeles section of this site.

Melrose ranks among the lowest on Price Growth, above the middle on Rent Growth, and below the middle on Rental Demand. The score is the average of the three.

What This Score Is Not

It is not a rating of Melrose, its people or its schools, and it does not measure affordability. A higher or lower number only shows how these three housing-market numbers compare with other communities.

K-12 schools and adult schools come from the California Department of Education school directory, which districts report themselves and which can be out of date (directory data as of Oct 23, 2026). Colleges, universities, trade schools and their programs come from the U.S. Department of Education’s College Scorecard files, which cover schools that take part in federal student aid. Smaller trade schools outside that program are not in the files; the Trade Schools view links to California’s own search pages for them. Which school a home is assigned to depends on the exact address, so confirm with the district. Ratings belong to Niche and GreatSchools; this box links to them and does not copy them.

What Is Behind The Score

Each bar shows how Melrose ranks among the communities with figures for that measure. A fuller bar means a higher rank, not a better or worse area. The gold tick marks the middle.

Price Growth−0.7% over 12 months
Among The Lowest

Change in the typical home value over the last 12 months (Zillow). Useful to buyers, sellers and owners.

What −0.7% MeansThe typical home value is 0.7% lower than it was 12 months ago. This measures change, not how high prices are.
Rent Growth+1.3% over 12 months
Above The Middle

Change in the typical rent over the last 12 months (Zillow). Useful to tenants, landlords and developers.

What +1.3% MeansThe typical rent is 1.3% higher than it was 12 months ago. That is faster than in about 29 of the 44 other communities. What Raises ItRents rising faster than in the other communities. What Lowers ItRents rising more slowly than in the other communities, or falling. This measures change, not how high rents are.
Rental Demand7.3% of rentals empty
Below The Middle

Share of rental homes that sit empty (Census Bureau survey, 2020 to 2024, so it can run behind today’s market). Fewer empty rentals ranks higher. Useful to tenants, landlords and developers.

What 7.3% MeansAbout 7 of every 100 rental homes were empty and for rent. About 33 of the 45 other communities have fewer empty rentals, which is why this ranks below the middle. What Raises ItFewer empty rental homes, which usually points to stronger demand from renters. What Lowers ItMore empty rental homes.

See how this score is calculated

The Housing Market Score compares this community with the other Los Angeles-area communities this site covers (the San Fernando Valley, the Westside, central Los Angeles and the Santa Clarita Valley). It is a resource for anyone comparing areas: buyers, sellers, landlords, tenants, investors and developers. A community with more than one ZIP code uses all of them: each ZIP code’s home values and rents count in proportion to its number of homes (the Census Bureau’s home counts), and the empty rentals and rental homes of all of them are added together. Each measure is turned into a rank from 0 to 100, then the ranks are averaged. A rank of 89 means the area is ahead of about 89 out of every 100 others on that measure. The bar below the score splits the 0 to 100 scale into four ranges (0–25, 26–49, 50–79 and 80–100). Selecting a range shows what it looks like for a buyer, seller, tenant, landlord or someone looking to invest, and the same four names label each measure bar. Price Growth is the change in Zillow’s typical home value over the last 12 months. Rent Growth is the change in Zillow’s typical rent over the last 12 months. Rental Demand is how few rental homes sit empty, from the Census Bureau’s rental vacancy rate (fewer empty rentals ranks higher). If a measure has too little data for an area, it is left out and the score says how many measures it used. The score describes housing-market numbers only. It is not a rating of the people or the neighborhood, and it is not investment advice.

Price Level

Price Level compares how high typical home values and rents are with the other communities. It is separate from the Housing Market Score and does not change it. A fuller bar means a higher rank, not a better or worse area. The gold tick marks the middle.

Melrose ranks below the middle on Home Values and Rents.

Home ValuesRank 42 on a 0 to 100 scale
Below The Middle

The typical home value (Zillow), with all of this community’s ZIP codes combined. Useful to buyers, sellers and owners.

What This Rank MeansLower than about 26 of the 45 other communities. Typical home values here are below the middle of the communities, so buying here typically costs less than in more than half of the other communities.
RentsRank 29 on a 0 to 100 scale
Below The Middle

The typical monthly rent (Zillow), with all of this community’s ZIP codes combined. Useful to tenants, landlords and developers.

What This Rank MeansLower than about 32 of the 45 other communities. Typical rents here are below the middle of the communities, so renting here typically costs less than in more than half of the other communities.
What Price Level Is Not

It is not part of the Housing Market Score, and it does not measure affordability or the cost of living. It compares typical home values and rents across communities. Dollar figures are in the Market Snapshot tab.

Zillow figures are for the latest month in each file. Census figures come from the 5-year survey. A dash means there is no exact figure: the source has none for that area, or reports only a range such as “$3,500+”. Difference shows how the second area compares with Melrose: a plus sign means higher, a minus sign means lower.

A Short History Of Melrose

Wikipedia says Melrose Avenue was paved in 1909. For the origin of the name it gives “An often-stated theory” that points to Melrose, Massachusetts, and it notes other claims. It says a petition signed by voters in the Melrose addition was presented to the Los Angeles city council in February 1922, requesting annexation to the city, and that the Melrose Annexation was effective June 16, 1922. The article then says, “The area was 0.67 square miles, generally along Melrose Avenue, from Sweetzer Avenue to the west, east to June Street.” It says the eastern end of the Melrose District became an underground and new wave shopping area in the early 1980s.

The Melrose District

Wikipedia says the avenue’s section known as the Melrose District “is the West End through West Hollywood and the Fairfax District.” It says the Western End, popularly referred to as Melrose Heights, runs from La Cienega Boulevard to Fairfax Avenue, and the eastern end of the district runs from Fairfax to Highland Avenue. It also says Melrose Place runs entirely within the Los Angeles city limits, just outside of the West Hollywood city limits.

Paramount Pictures

Wikipedia’s Paramount Pictures article lists the headquarters as 5555 Melrose Avenue, Hollywood, California, and says Paramount is the last major film studio located in Hollywood proper.

Two Historic Preservation Overlay Zones

City Planning’s Hollywood Community Plan page lists Melrose Hill and Hancock Park under Overlays and labels each one a Historic Preservation Overlay Zone. The City’s Melrose Hill page says that zone was adopted by City Council in 1988 and that its homes were built between 1911 and 1926. Wikipedia’s Melrose Hill article says Melrose Hill is located north of Melrose Avenue, south of Santa Monica Blvd., east of Western Avenue, and west of the Hollywood Freeway. The City’s Hancock Park page says that zone was adopted by City Council in 2008.

Wikipedia’s Hancock Park article follows its sentence on the 2008 adoption with a sentence saying the area is “generally bounded by Melrose Avenue on the north, Highland Avenue on the west, Rossmore Avenue on the east, and the rear property lines of the commercial properties along Wilshire Boulevard on the south”.

Getting Around Melrose

Metro’s line schedules page lists Line 10 as West Hollywood to Downtown LA via Temple St and Melrose Av, and the Line 10 timetable it links is effective June 7, 2026. The page lists Line 212 as Hawthorne/Lennox Station to Hollywood/Highland Station via La Brea Av, with a timetable effective December 14, 2025, and Line 217 as running via Broadway, Los Feliz Bl, Hollywood Bl and Fairfax Av, with a timetable effective June 7, 2026. The numbers section shows the closest rail station and its distance.

Parks And Open Space

The City’s recreation and parks website lists Pan Pacific Park at 7600 Beverly Blvd., Los Angeles, CA 90036, with a lighted baseball diamond, lighted outdoor basketball courts, a multipurpose sports field, a jogging path and a play area. Wikipedia’s Pan-Pacific Park article places the park in the Fairfax district, which the Melrose District section above also names. The numbers section also counts the parks, grocery stores, restaurants and coffee shops within one mile, using OpenStreetMap.

Shopping And Dining

Wikipedia’s Melrose Avenue article calls Melrose District “one of the prominent retail districts in Los Angeles”, alongside Rodeo Drive, La Brea Shopping District and Santa Monica. In its paragraph on the stores and businesses in the district, the article also says “Much of the area is managed by the Melrose Avenue Business Improvement District.”

Library, Schools And Colleges

The Los Angeles Public Library’s John C. Fremont Branch Library is at 6121 Melrose Avenue, Los Angeles, CA 90038, with a parking lot, a bike rack, public computers, Wi-Fi and wireless printing. The Los Angeles Unified School District says its area includes most of the city of Los Angeles, and its website links to school search, school directory and enrollment pages. The numbers section lists nearby K-12 and adult schools, colleges and trade schools by distance, with links to their official pages. School attendance areas are set by the school district, so confirm them with the district for any address you are considering.

Look Up A Melrose Address

Free public tools let anyone check an address’s zoning and assessment details. ZIMAS is a web-based mapping tool from City Planning that provides zoning information for properties located in Los Angeles. The County Office of the Assessor also has a public portal for property assessment information. The Melrose District description above includes West Hollywood, which is a separate city. The City of West Hollywood’s zoning map page says its map shows the zoning district designation for properties located within the City of West Hollywood.
