Compared with 45 other Los Angeles-area communities

Why The Score Is 50

Woodland Hills ranks among the lowest on Price Growth, among the highest on Rent Growth, and below the middle on Rental Demand. The score is the average of the three.

What This Score Is Not

It is not a rating of Woodland Hills, its people or its schools, and it does not measure affordability. A higher or lower number only shows how these three housing-market numbers compare with other communities.

K-12 schools and adult schools come from the California Department of Education school directory, which districts report themselves and which can be out of date (directory data as of Oct 23, 2026). Colleges, universities, trade schools and their programs come from the U.S. Department of Education’s College Scorecard files, which cover schools that take part in federal student aid. Smaller trade schools outside that program are not in the files; the Trade Schools view links to California’s own search pages for them. What Is Behind The Score

Each bar shows how Woodland Hills ranks among the communities with figures for that measure. A fuller bar means a higher rank, not a better or worse area. The gold tick marks the middle.

Price Growth−0.6% over 12 months
Among The Lowest

Change in the typical home value over the last 12 months (Zillow). Useful to buyers, sellers and owners.

What −0.6% MeansThe typical home value is 0.6% lower than it was 12 months ago. This measures change, not how high prices are.
Rent Growth+3.6% over 12 months
Among The Highest

Change in the typical rent over the last 12 months (Zillow). Useful to tenants, landlords and developers.

What +3.6% MeansThe typical rent is 3.6% higher than it was 12 months ago. That is faster than in about 39 of the 44 other communities. What Raises ItRents rising faster than in the other communities. What Lowers ItRents rising more slowly than in the other communities, or falling. This measures change, not how high rents are.
Rental Demand5.3% of rentals empty
Below The Middle

See how this score is calculated

The Housing Market Score compares this community with the other Los Angeles-area communities this site covers (the San Fernando Valley, the Westside, central Los Angeles and the Santa Clarita Valley). It is a resource for anyone comparing areas: buyers, sellers, landlords, tenants, investors and developers. A community with more than one ZIP code uses all of them: each ZIP code’s home values and rents count in proportion to its number of homes (the Census Bureau’s home counts), and the empty rentals and rental homes of all of them are added together. Each measure is turned into a rank from 0 to 100, then the ranks are averaged. A rank of 89 means the area is ahead of about 89 out of every 100 others on that measure. The bar below the score splits the 0 to 100 scale into four ranges (0–25, 26–49, 50–79 and 80–100). Selecting a range shows what it looks like for a buyer, seller, tenant, landlord or someone looking to invest, and the same four names label each measure bar. Price Growth is the change in Zillow’s typical home value over the last 12 months. Rent Growth is the change in Zillow’s typical rent over the last 12 months. Rental Demand is how few rental homes sit empty, from the Census Bureau’s rental vacancy rate (fewer empty rentals ranks higher). If a measure has too little data for an area, it is left out and the score says how many measures it used. The score describes housing-market numbers only. It is not a rating of the people or the neighborhood, and it is not investment advice.

Price Level

Price Level compares how high typical home values and rents are with the other communities. It is separate from the Housing Market Score and does not change it. A fuller bar means a higher rank, not a better or worse area. The gold tick marks the middle.

Woodland Hills ranks below the middle on Home Values and above the middle on Rents.

Home ValuesRank 32 on a 0 to 100 scale
Below The Middle

The typical home value (Zillow), with all of this community’s ZIP codes combined. Useful to buyers, sellers and owners.

What This Rank MeansLower than about 31 of the 45 other communities. Typical home values here are below the middle of the communities, so buying here typically costs less than in more than half of the other communities.
RentsRank 62 on a 0 to 100 scale
Above The Middle

The typical monthly rent (Zillow), with all of this community’s ZIP codes combined. Useful to tenants, landlords and developers.

What This Rank MeansHigher than about 28 of the 45 other communities. Typical rents here are above the middle of the communities, so renting here typically costs more than in about half or more of the other communities.
What Price Level Is Not

It is not part of the Housing Market Score, and it does not measure affordability or the cost of living. It compares typical home values and rents across communities. Dollar figures are in the Market Snapshot tab.

Sources: Zillow through Sep 30, 2026. Combines ZIP codes 91364, 91367. Not investment advice.
Zillow figures are for the latest month in each file. Census figures come from the 5-year survey. A dash means there is no exact figure: the source has none for that area, or reports only a range such as “$3,500+”. Difference shows how the second area compares with Woodland Hills: a plus sign means higher, a minus sign means lower.

A Short History Of Woodland Hills

Wikipedia says the area was inhabited for around 8,000 years by Native Americans of the Fernandeño-Tataviam and Chumash-Venturaño tribes, and that Mission San Fernando Rey de España, established in 1797, controlled the valley’s land, including future Woodland Hills. It says American ownership of the southern half of the valley began in the 1860s, and its list of owners ends with a syndicate led by Harry Chandler in 1910, in what it quotes as the “biggest land transaction ever recorded in Los Angeles County.”

According to the same article, Victor Girard Kleinberger bought 2,886 acres in the area from Chandler’s group and founded the town of Girard in 1922. It says Girard was eventually incorporated into Los Angeles and became known as Woodland Hills.

Warner Center

Wikipedia describes Warner Center as a business district in the Woodland Hills and Canoga Park neighborhoods, generally bounded by Vanowen Street on the north, De Soto Avenue on the east, the Ventura Freeway on the south and Topanga Canyon Boulevard on the west. It says the Warner Center 2035 Plan added the area between Vanowen and the LA River to the plan area, which comprises approximately 1,100 acres or 1.7 square miles. A City ordinance repeals the Warner Center Specific Plan and adopts the Warner Center 2035 Plan. Wikipedia also says Warner Center is named for Harry Warner, the eldest of the Warner Brothers, who owned the land since the 1940s.

The Motion Picture & Television Fund Campus

MPTF’s Wasserman Campus page gives the address 23388 Mulholland Drive, Woodland Hills, CA 91364. MPTF’s history page says Jean Hersholt discovered the land for the Motion Picture & Television Country House and Hospital in 1940, and that a groundbreaking ceremony was held in 1941 on what was 48 acres of walnut and orange groves at the time. It says the Motion Picture Country House was dedicated on September 27, 1942, and the Motion Picture Hospital on the grounds of the Country House in 1948.

The Canoga Avenue Pepper Trees

The City Planning Historic-Cultural Monuments listing, dated August 27, 2009, includes Monument 93, Pepper Trees (Ventura Boulevard to Saltillo Street) on Canoga Avenue, adopted 1/5/1972. Wikipedia’s monuments list describes approximately 300 California pepper trees planted for the Girard development in the 1920s.

Getting Around Woodland Hills

Wikipedia says U.S. Route 101 (the Ventura Freeway) and Ventura Boulevard run east-west through the community. According to Wikipedia, State Route 27, commonly known as Topanga Canyon Boulevard, runs from the Pacific Coast Highway at Topanga State Beach to the Ronald Reagan Freeway (State Route 118) and passes through Woodland Hills.

The numbers section shows the closest rail station and its distance.

Parks And Open Space

Wikipedia describes the Woodland Hills Recreation Center (Shoup Park) as a 19-acre park with a lighted baseball diamond, lighted tennis courts, a play area and picnic tables. The County of Los Angeles services locator lists it at 5858 Shoup Ave. Wikipedia lists Warner Center Park, known as Warner Ranch Park, and Serrania Park, which it says has hiking trails.

Along Woodland Hills’s western boundary, Wikipedia says, is the Upper Las Virgenes Canyon Open Space Preserve, a regional park with a trail network for hiking, mountain biking and equestrian rides. Its Wikipedia article gives the area as 2,983 acres.

Wikipedia also says the Santa Monica Mountains National Recreation Area has various parks south of the community. The numbers section also counts the parks, grocery stores, restaurants and coffee shops within one mile, using OpenStreetMap.

Shopping And Dining

Wikipedia says Ventura Boulevard, approximately 18 miles long, begins near Calabasas in Woodland Hills. It describes the boulevard as having pockets of housing, mini-malls and shops, along with a wide assortment of businesses.

Wikipedia describes Westfield Topanga as a shopping mall in the Canoga Park neighborhood of Los Angeles, at 6600 Topanga Canyon Boulevard, and says it opened as Topanga Plaza on February 10, 1964.

Library, Schools And Colleges

The Los Angeles Public Library’s Woodland Hills Branch is at 22200 Ventura Boulevard (91364) and its Platt Branch is at 23600 Victory Boulevard (91367).

According to Wikipedia, public schools serving Woodland Hills are under the jurisdiction of the Los Angeles Unified School District. The district’s website links to school search, school directory and enrollment pages.

The 2024-2025 Los Angeles Pierce College catalog gives the campus address as 6201 Winnetka Avenue, Woodland Hills, and says the college is located on 427 acres in the western San Fernando Valley. The numbers section lists nearby K-12 and adult schools, colleges and trade schools by distance, with links to their official pages.
