Why The Score Is 63

Granada Hills ranks below the middle on Price Growth, above the middle on Rent Growth, and among the highest on Rental Demand. The score is the average of the three.

What This Score Is Not

It is not a rating of Granada Hills, its people or its schools, and it does not measure affordability. A higher or lower number only shows how these three housing-market numbers compare with other communities.

Listed by distance, not ranked. K-12 schools and adult schools come from the California Department of Education school directory, which districts report themselves and which can be out of date (directory data as of Oct 23, 2026). Colleges, universities, trade schools and their programs come from the U.S. Department of Education’s College Scorecard files, which cover schools that take part in federal student aid. Smaller trade schools outside that program are not in the files; the Trade Schools view links to California’s own search pages for them. Which school a home is assigned to depends on the exact address, so confirm with the district. Ratings belong to Niche and GreatSchools; this box links to them and does not copy them.

What Is Behind The Score

Each bar shows how Granada Hills ranks among the communities with figures for that measure. A fuller bar means a higher rank, not a better or worse area. The gold tick marks the middle.

Price Growth+0.6% over 12 months
Below The Middle

Change in the typical home value over the last 12 months (Zillow). Useful to buyers, sellers and owners.

This measures change, not how high prices are.
Rent Growth+1.2% over 12 months
Above The Middle

Change in the typical rent over the last 12 months (Zillow). Useful to tenants, landlords and developers.

What +1.2% MeansThe typical rent is 1.2% higher than it was 12 months ago. That is faster than in about 27 of the 44 other communities. What Raises ItRents rising faster than in the other communities. What Lowers ItRents rising more slowly than in the other communities, or falling. This measures change, not how high rents are.
Rental Demand2.4% of rentals empty
Among The Highest

What 2.4% MeansAbout 2 of every 100 rental homes were empty and for rent. About 40 of the 45 other communities have more empty rentals, which is why this ranks among the highest. What Raises ItFewer empty rental homes, which usually points to stronger demand from renters. What Lowers ItMore empty rental homes.

See how this score is calculated

The Housing Market Score compares this community with the other Los Angeles-area communities this site covers (the San Fernando Valley, the Westside, central Los Angeles and the Santa Clarita Valley). It is a resource for anyone comparing areas: buyers, sellers, landlords, tenants, investors and developers. A community with more than one ZIP code uses all of them: each ZIP code’s home values and rents count in proportion to its number of homes (the Census Bureau’s home counts), and the empty rentals and rental homes of all of them are added together. Each measure is turned into a rank from 0 to 100, then the ranks are averaged. A rank of 89 means the area is ahead of about 89 out of every 100 others on that measure. The bar below the score splits the 0 to 100 scale into four ranges (0–25, 26–49, 50–79 and 80–100). Selecting a range shows what it looks like for a buyer, seller, tenant, landlord or someone looking to invest, and the same four names label each measure bar. Price Growth is the change in Zillow’s typical home value over the last 12 months. Rent Growth is the change in Zillow’s typical rent over the last 12 months. Rental Demand is how few rental homes sit empty, from the Census Bureau’s rental vacancy rate (fewer empty rentals ranks higher). If a measure has too little data for an area, it is left out and the score says how many measures it used. The score describes housing-market numbers only. It is not a rating of the people or the neighborhood, and it is not investment advice.

Price Level

Price Level compares how high typical home values and rents are with the other communities. It is separate from the Housing Market Score and does not change it. A fuller bar means a higher rank, not a better or worse area. The gold tick marks the middle.

Granada Hills ranks among the lowest on Home Values and above the middle on Rents.

Home ValuesRank 25 on a 0 to 100 scale
Among The Lowest

The typical home value (Zillow), with all of this community’s ZIP codes combined. Useful to buyers, sellers and owners.

What This Rank MeansLower than about 34 of the 45 other communities. Typical home values here are among the lowest of the communities, so buying here typically costs less than in most other communities.
RentsRank 64 on a 0 to 100 scale
Above The Middle

The typical monthly rent (Zillow), with all of this community’s ZIP codes combined. Useful to tenants, landlords and developers.

What This Rank MeansHigher than about 29 of the 45 other communities. Typical rents here are above the middle of the communities, so renting here typically costs more than in about half or more of the other communities.
What Price Level Is Not

It is not part of the Housing Market Score, and it does not measure affordability or the cost of living. It compares typical home values and rents across communities. Dollar figures are in the Market Snapshot tab.

Zillow figures are for the latest month in each file. Census figures come from the 5-year survey. A dash means there is no exact figure: the source has none for that area, or reports only a range such as “$3,500+”. Difference shows how the second area compares with Granada Hills: a plus sign means higher, a minus sign means lower.

A Short History Of Granada Hills

Wikipedia says the community began as a dairy farm and orchard known as the Sunshine Ranch. It says Granada Hills was founded in 1926 as “Granada” and that the “Hills” portion of the name was added 15 years later, and its infobox lists the name as Spanish for “pomegranate”. The City’s Council District 12 page gives 1927 for the founding as Granada and 1942 for the change to Granada Hills.

Wikipedia’s article on the 1994 Northridge earthquake, which it dates to January 17, 1994 with a moment magnitude of 6.7, says a peak ground velocity of 148 cm (58 in) per second was measured at a station in Granada Hills. The numbers section links to official fire and earthquake hazard maps.

White Oak Avenue And Historic-Cultural Monuments

Wikipedia says White Oak Avenue, between San Fernando Mission and San Jose Street, was declared a Los Angeles Historic-Cultural Monument on August 3, 1966, for the Deodar cedar trees that line the street. Wikipedia’s list of Historic-Cultural Monuments in the San Fernando Valley numbers it 41 and gives 1932 as the planting year, as does the City’s Council District 12 page. Wikipedia also says the trees were used as the back-drop in the flying bicycle scenes in the 1982 film E.T. the Extra-Terrestrial.

The same list gives Granada Hills as the neighborhood for the Taft House and Landscaping, a late 19th century Victorian house designated April 16, 1996, and for the Eichler Homes-Foster Residence, a mid-20th century post-and-beam house designed by A. Quincy Jones and Frederick Emmons, designated August 16, 2006.

Van Norman Reservoir

Wikipedia’s Granada Hills article says Van Norman Reservoir, the southern terminus of the Los Angeles Aqueduct, is located in Granada Hills. Wikipedia’s article on the Los Angeles Aqueduct lists the aqueduct’s end as Upper Van Norman Lake (Los Angeles Reservoir), Granada Hills, Los Angeles, and says the City of Los Angeles completed construction of the first aqueduct in 1913.

Getting Around Granada Hills

The City’s Council District 12 page for Granada Hills says the Ronald Reagan (118), San Diego (405) and Golden State (Interstate 5) Freeways cross through Granada Hills, and Wikipedia says State Route 118 runs through the southern area. The City page lists Balboa Boulevard, Woodley Avenue, Hayvenhurst Avenue, Haskell Avenue, Rinaldi Street, San Fernando Mission Boulevard, Chatsworth Street and Devonshire Street among the community’s major thoroughfares.

In October 2026, Metro’s schedules page listed Line 235/236 as “Encino – Sylmar via Balboa Bl, Rinaldi St, Foothill Bl, Glenoaks Bl”, and Balboa Boulevard and Rinaldi Street are both on the City’s list of major thoroughfares. In the same month, LADOT Transit’s Commuter Express 574 page listed “P.M. Northbound to Encino/Granada Hills” and a park-and-ride lot at 15950 Chatsworth St in Granada Hills. The numbers section shows the closest rail station and its distance.

Parks And Open Space

The City’s recreation and parks website lists the Granada Hills Recreation Center aka Petit Park at 16730 Chatsworth St. Its features include baseball diamonds, basketball courts, lighted tennis courts, pickleball, an indoor gym, an auditorium, a dance room, a play area and picnic tables.

The City’s page for O’Melveny Park gives its address as 17300 Sesnon Blvd. and lists picnic tables, a hiking trail and a jogging path. Wikipedia places the park in the Santa Susana Mountains, gives its area as 672 acres, and says it is the second largest public park in Los Angeles after Griffith Park.

The City’s page for Zelzah Park gives its address as 11690 Zelzah Ave. and lists a play area and picnic tables, and Wikipedia’s Granada Hills article also mentions a bridle path. The numbers section also counts the parks, grocery stores, restaurants and coffee shops within one mile, using OpenStreetMap.

Shopping And Dining

The Council District 12 page refers to the small shops, businesses and restaurants lining Chatsworth Street between Zelzah and Balboa. Wikipedia describes the Northridge Fashion Center as a large shopping mall located in Northridge, Los Angeles, that opened in 1971, and its Northridge article says Northridge’s northern edge touches Granada Hills.

Library, Schools And Colleges

The Los Angeles Public Library’s Granada Hills Branch Library is at 10640 Petit Avenue, with a parking lot, a bike rack, public computers, Wi-Fi and wireless printing. The Los Angeles Unified School District says its area includes most of the city of Los Angeles, and its website links to school search, school directory and enrollment pages.

According to Wikipedia, California State University, Northridge is a public university in the Northridge neighborhood of Los Angeles. CSUN’s About page lists its address as 18111 Nordhoff Street, Northridge, CA 91330. The numbers section lists nearby K-12 and adult schools, colleges and trade schools by distance, with links to their official pages. School attendance areas are set by the school district, so confirm them with the district for any address you are considering.
